As of 6/19/2015 there are only 8 active single family homes under $500,000 in the Lake Tahoe Nevada real estate market (excluding Incline Village). The lowest priced home is $349,500. If we add condos into this mix then the active number of homes under $500,000 totals 62, with the lowest priced condo at $110,000.
The total number of active single family homes on the Nevada market in all price ranges total 101 with the range from $349,500 and the highest priced home at $27,500,000. The median list price is $1,082,000 and the average list price is $2,660,356. There are only 14 homes in pending status (under contract with a potential purchaser) with the median price at $700,000 and the average at $932,442.
To date on the Nevada side of the lake we have had 48 sold properties with a low sales price of $238,000 and the highest sale at $5,800,000. The median sold price for 2015 to date is $767,500 and the average is $1,279,932. Last year at this point we had 42 sold homes so we are a bit ahead of last years number for total volume but the median was at $800,000 and the average was at $1,462,120”¦ both higher numbers than this years to date.
